Dennis L. Lopez & Associates, LLC, was formed on July 1, 1988, to provide real estate appraisal, appraisal review and consultation services to governmental agencies, utility companies, Indian communities, banks, mortgage brokers, real estate brokers, developers, attorneys, portfolio managers, accountants, school districts and universities, engineering firms, corporations, property owners and tenants.

Professionalism, objectivity, continuing education and timeliness are emphasized at Dennis L. Lopez & Associates, LLC. The firm is experienced in all appraisal processes and applications. All work is fully certified and it adheres to the Uniform Standards of Professional Appraisal Practice as adopted by the Arizona State Board of Appraisal and the two professional groups to which Mr. Lopez belongs, the Appraisal Institute and the International Right-of-way Association.

Dennis L. Lopez, MAI, SRA, oversees a staff of five—three Arizona Certified General Real Estate Appraisers, one Trainee and an Office Manager/Appraisal Coordinator. Mr. Lopez, the owner and principle, has been active as an independent fee appraiser in Arizona since June, 1978. His appraisal experience includes a wide variety of vacant land, improved commercial, industrial, retail, office, multi-family residential, single-family residential and specialty properties. The firm specializes in eminent domain/ condemnation appraisal for local and state governmental agencies and Indian communities, as well as condemnees.

Mr. Lopez, Craig D. Anderson, SRA, William “Bill” Gasson, and Larry C. Meadows are key personnel at Dennis L. Lopez & Associates, LLC. Together, these four Senior Appraisers have over 90 years of experience. They are Certified General Appraisers in the State of Arizona. Their certificate numbers are 30189, 30383, 31073 and 31544, respectively.

All assignments involve the full participation of Mr. Lopez from file preparation, inspection of the property, direction of the appraisal, its completion and delivery to the client. He is the lead signatory on all assignments and takes responsibility for all work product and opinions of value.

Mr. Lopez becomes the expert appraisal witness, if needed, to testify in deposition, hearing or trial. Mr. Lopez has worked closely with the legal departments of cities, counties and the State of Arizona as well as other legal representation. He has been an expert appraisal witness in thirty-seven trial experiences, has attended over two hundred and fifty order-to-show cause hearings and his deposition has been given over one hundred times.
